Will the Landlord do a credit check on me?

In most cases, yes, the Landlord (or the agent) will do a credit check on you when you file a rental application.

What does it mean?
A credit check will show the history of how promptly you pay your bills. This is important to the Landlord, because he will be giving you control and custody of a major asset of his, based on your promise to pay the monthly rent.

Why might I be turned down?
A Landlord can decline your application if he is not comfortable with your credit report. If the report shows a history of late payments, or repossessions, or Judgments against you because you didnŐt pay a bill, the Landlord will be concerned. Also, State Law limits the number of people that can live in a property, based on the number and size of the bedrooms.

What are my rights?
If a Landlord declines your application due to your credit report, he must give you a letter stating which Credit Reporting Agency he used, how to contact them, and the procedure for you to use to correct or challenge items in your report.
